Services we provide in the management of your investment:
INITIAL CONSULTATION
Property Manager will discuss current market conditions and provide Comparative Market Analysis to assist the owner in determining market price for the home.
INITIAL INSPECTION
Once the property is under management an inspection will be completed to determine if the home is rent ready or if changes need to be made. Photographs will be taken for use in the marketing campaign.
MARKETING THE PROPERTY
Marketing the property to prospective renters through the use of:
SCREENING POTENTIAL TENANTS
Realty Executives will pull all three major credit reports, obtain the rental history and verify employment. Owners are then consulted and the decision is made jointly by Manager and owner in compliance with all Fair Housing Laws and standards.
LEASING
The lease will be prepared for tenant’s signature and security deposit will be collected which will hold property until the move in date. The move in condition of the property will be documented by taking photos of the home prior to move in and having tenants fill out move in checklist.
INSPECTIONS
Realty Executives will perform drive by inspections of single-family homes. If problems are found, tenants will be advised of the need to correct the issues. Interior inspections are performed upon request at renewal of the lease.
RENT COLLECTION
Rent is due on the 1st of each month and is considered late after the 5th. A $50 late fee notice will be mailed to the tenants and a five day notice to pay or quit will be posted on any properties where rent has not been paid by the 10th of the month. Realty Executives will coordinate eviction proceedings should rent remain unpaid.
REPORTS
Monthly statements, invoices and rent checks are mailed to the owners approximately the 10th of each month.
IRS Form 1099 will be mailed each January.
A summary of the monthly reports that include yearly expenses and revenue will be provided upon request.
